If you have a home or office that goes unused part of the year, we can help you make income on the downtime. We can manage your short term vacation rentals, long term month to month rentals, and office/commercial/mini-storage rentals. You just let us know the properties availability and we will match the right client with your property. Through Morro Bay Realty Rentals (MBRR) and Western Heritage Realty Rentals (WHRR) we offer full-time management and tenant placement services for both commercial and residential properties through out San Luis Obispo County. By renting out your property you can have income to assist you in your monthly payments, or just extra money for your pocketbook.  Thank you for your interest in Morro Bay Realty Rentals and Western Heritage Rentals . The following is a brief description of our management offerings.

Morro Bay Realty Rentals and Western Heritage Rentals offer 

 

FULL-TIME PROPERTY MANAGEMENT

  • Prepare contract between MBRR/WHRR and Property Owner
  • Advertise in local newspaper; distribute flyers from each of our offices and advertise on our company web sites.
  • Meet prospective tenant to show property.
  • Run credit and background checks on all applicants (this includes work history and residential history)
  • Arrange for property to be clean and ready for new tenant’s arrival.
  • Prepare contract between MBRR/WHRR and Tenant.
  • Collect deposits and rents and deposit into Trust Account
  • Maintain income and expense records for owner, distribute monthly funds and reports (ACH Direct Deposit available)
  • Perform Bi-Annual inspections of properties as needed
  • Retain the service of vendors for repairs and cleaning (Vendor list on file)
  • 24/7 access to our emergency number
  • Pay any or all expenses for property (including mortgage, insurance, taxes, utilities, etc.)
  • Perform move in and move out walk through with Tenants
  • Serve tenants with notices as needed (30 day, 3 day, change of tenancy, etc.)
  • Provide owner with information for evictions to pursue legal counsel. (MBRR/WHRR dose not perform evictions but will cooperate in assisting Owner)
  • Provide Owner with Year End Income & Expense reports and 1099’s.
 

 

 

TENANT PLACEMENT

  • Advertise same as Full-Time Management
  • Once tenant has been placed Property Owner will handle month-to-month management of property
  • MBRR/WHRR will collect first months rent and deposit and forward all funds to owner within 14 days of tenant placement
  • A walk through will be performed with incoming tenant (move out walk through will be between Owner and Tenant)
 

 

 

VACATION RENTAL MANAGEMENT

  • MBRR/WHRR will glad to meet with owner’s to view their vacation home and talk about what the owner wants for this home.
  • MBRR/WHRRadvertises all vacation rentals on the following web sites:
    • MorroBayRealtyRentals (no charge to owner)
    • ZZ Star (no charge to owner)
    • VRBO (annual fee paid by owner)
    • Or any other vacation rental web site chosen by owner (paid by owner)

(MBRR/WHRR creates and maintains all advertising for the owner with owner’s permission.)

  • MBRR/WHRR disburses flyers from the office and post each vacation rental in the window located in the front of the office.
  • Vacation rentals can be rented out Nightly, Weekly or Monthly (2-night minimum)
  • MBRR/WHRR will take reservations for all bookings and contact Owner with dates to confirm the reservation (owners are required to contact MBRR/WHRR to reserve the home for their vacation needs)
  • After initial contact with the tenant, MBRR/WHRR will send out a contract to the tenant for signature and payment. Theses contracts will include an addendum (Tenant’s Responsibilities/Check in and out), Credit Card Authorization Form, Identification Information form and Lock Box Instructions.
  • Once a reservation has been made and approved by the owner we enter onto rental calendar (from chosen web site)
  • Tenants are charged for the following:
    • Rent
    • Non-Refundable Cleaning Deposit (each home has a set price)               
    • Booking Fee $50 (paid to MBRR)
    • Occupancy Tax (MB=10%/Cayucos=9%/Atascadero=10%, charged on rent only)
    • Deposit (if paying by check tenant pays, by credit card Authorization only)
  • Owner pays the following:     
    • Management Fee (based on contract)
    • Annual Vacation Rental Business tax (currently $116)
    • Seasonal Cleaning (carpets, windows etc.)
    • Utilities, Repairs, etc.
  • MBRR/WHRR will check the units prior to tenant arrival for cleanliness
  • Once the tenants have left the unit, cleaners will come in to clean within 48 hours
    • Full cleaning of house
    • Linens and towels washed and placed back on beds and towels folded
    • Trash removed
    • Report any damage or missing items noted by the cleaners
  • MBRR/WHRR will pay all bills associated with the vacation home approved by owner
  • MBRR/WHRR will send owner funds with reports, monthly (ACH Deposits available)
  • Owners will receive a year end report along with a 1099 in January of the following year for tax reporting purposes.
  • MBRR/WHRR has an emergency number available to all tenants and owners which one of the staff can be reached at 24/7.
